Will assume Supervisor duties when Supervisor is away from job and direction is needed.\nDISTINGUISHING FEATURES OF THE CLASS: This is skilled work involving responsibility for independently performing a variety of mechanical and other building maintenance tasks. In addition, the work may involve the part-time operation of a truck, automobile or other automotive equipment. General instructions are received and work is performed under immediate or general supervision, depending upon the nature of the task.\nEXAMPLES OF WORK: (illustrative only)\nPerforms skilled work in masonry, plumbing, carpentry, electrical or painting operations;\nInstalls and repairs heating systems, wiring systems and electric fixtures and equipment;\nWorks on all furnaces and air conditioners HVAC;\nRepairs windows, doors, floors, walls and other parts of buildings;\nDoes interior and exterior painting where quantity rather than fine quality of work performed is the principal objective;\nInstalls and repairs general plumbing equipment, such as sinks, toilets and baths;\nCleans and repairs boilers, pumps, heaters, pipe lines, valves and traps;\nMixes plaster and concrete and lays brick, plasters walls, finishes concrete work; etc.;\nOperates trucks, automobiles, tractors, air compressors, and other motorized equipment;\nAssists in general grounds maintenance activities such as garbage and snow removal;\nServes as general handyman performing a variety of skilled duties;\nAbility to multi-task;\nOther related duties and responsibilities as may be assigned.\nREQUIRED KNOWLEDGES, SKILLS AND ABILITIES: Good knowledge of buildings and grounds maintenance and repair practices; advanced knowledge of the practices and techniques of one or more of the standard trades; mechanical aptitude; industry; good physical condition commensurate with the demands of the position; ability to lift atleast 50 pounds; dependability; manual dexterity; must be a team player; must be able to follow instructions.
