BUILDING MAINTENANCE WORKER 2

GENERAL STATEMENT OF DUTIES: Performs a variety of skilled building repair and maintenance tasks; does related work as required. Will assume Supervisor duties when Supervisor is away from job and direction is needed.

DISTINGUISHING FEATURES OF THE CLASS: This is skilled work involving responsibility for independently performing a variety of mechanical and other building maintenance tasks. In addition, the work may involve the part-time operation of a truck, automobile or other automotive equipment. General instructions are received and work is performed under immediate or general supervision, depending upon the nature of the task.

EXAMPLES OF WORK: (illustrative only)

Performs skilled work in masonry, plumbing, carpentry, electrical or painting operations;

Installs and repairs heating systems, wiring systems and electric fixtures and equipment;

Works on all furnaces and air conditioners HVAC;

Repairs windows, doors, floors, walls and other parts of buildings;

Does interior and exterior painting where quantity rather than fine quality of work performed is the principal objective;

Installs and repairs general plumbing equipment, such as sinks, toilets and baths;

Cleans and repairs boilers, pumps, heaters, pipe lines, valves and traps;

Mixes plaster and concrete and lays brick, plasters walls, finishes concrete work; etc.;

Operates trucks, automobiles, tractors, air compressors, and other motorized equipment;

Assists in general grounds maintenance activities such as garbage and snow removal;

Serves as general handyman performing a variety of skilled duties;

Ability to multi-task;

Other related duties and responsibilities as may be assigned.

REQUIRED KNOWLEDGES, SKILLS AND ABILITIES: Good knowledge of buildings and grounds maintenance and repair practices; advanced knowledge of the practices and techniques of one or more of the standard trades; mechanical aptitude; industry; good physical condition commensurate with the demands of the position; ability to lift atleast 50 pounds; dependability; manual dexterity; must be a team player; must be able to follow instructions. Must be able to rotate on-call duties.

MINIMUM QUALIFICATIONS: Must possess a valid NYS Class D drivers license

Four years of experience in general building maintenance or building trades work in one or more of the standard trades, such as carpentry, plumbing, HVAC, or electrical; OR

Two (2) year degree in Construction Technology or related field plus two (2) years of experience in either general building maintenance or building trades work in one or more of the standard trades such as carpentry, plumbing, electrical, HVAC, assistant to Supervisor.

Must reside within 30 minutes of Hornell, NY

Must be available for rotating on-call hours
